Whether you're a strict believer or simply value-conscious, Vastu Shastra remains one of the most important factors in plot selection across Bihar. East-facing plots routinely command a 10–15% premium over identical west-facing plots. Here's a practical guide.
The classical four facings
- East-facing. Considered the most auspicious. Sunrise enters the home; brings positive prana. Premium pricing.
- North-facing. The second most desirable; ruled by Kuber (god of wealth). Good for businesses.
- West-facing. Often considered less ideal, but can be excellent if internal layout (entrance through the southwest, main door slightly east) is corrected.
- South-facing. Generally avoided in Vastu traditions, though many successful homes exist.
Plot shape
- Square or rectangular with sides aligned to cardinal directions: ideal.
- Northeast-extended (Ishaan kona): very auspicious.
- Southwest-extended: avoid — it disturbs the foundational energy.
- Triangular, irregular: often less preferred, but can be remedied with internal planning.
Slope
The ideal plot slopes gently from southwest to northeast — meaning the northeast corner should be slightly lower than the southwest. This allows water to drain from the most auspicious direction.
Surroundings to favour
- Wide road in the east or north (Rajmarg)
- Water body in the northeast direction (river, pond, well)
- Open space in the east, north, northeast
- Temple within sight (but not directly facing the plot)
Surroundings to avoid
- T-junction directly hitting the plot ("Veedhi shoola")
- Burial ground, crematorium within 500 m
- High-tension power lines overhead
- Sewage drain on northeast side
- Tall building or hill obstructing east/north
A practical perspective
Many of these principles are rooted in climate and hygiene wisdom from pre-industrial Bihar:
- East-facing maximises morning sunlight in the courtyard — natural disinfection.
- Northeast water drainage uses natural slope from the Gangetic plain.
- Avoiding southwest corner is also avoiding the hottest afternoon sun.
You don't need to subscribe to every Vastu principle to benefit from many of them.

- Rectangular shape
- Wide road on east or north
- No southwest extension
Don't overpay massively for "perfect Vastu" — many internal layout adjustments can correct minor issues. But also don't ignore Vastu entirely if you eventually want to resell — most Bihar buyers do consider it.
