1. About Champaran Bhumi

Prime Plot · Bettiah (operating brand: Champaran Bhumi) is the Champaran edition of PrimePlot — India's trusted plot marketplace since 2016. Operations: Bettiah office serving all 18 blocks of West Champaran district, Bihar. We connect buyers and sellers of land, houses, agricultural and commercial property across the Champaran region.

2. Our role

We act as a facilitator. We verify listings to the best of our ability, but we are not the seller and are not party to the sale transaction. The final responsibility for due diligence rests with the buyer and their advisors.

3. User accounts

• You must be 18 or older to create an account.
• You must provide accurate information.
• You are responsible for keeping your password secure.
• One person, one account.

4. Listing a property

By posting a property, you confirm:

• You are the rightful owner or are authorised by the owner to list
• All information provided is true and accurate
• The property is genuinely available at the stated price
• You will respond to legitimate buyer enquiries in a reasonable time

We reserve the right to remove listings that violate these terms.

5. Fees

Browsing, searching, and enquiring on Champaran Bhumi is free. Listing a property is free. We earn brokerage from successful seller transactions per a separately signed agreement. We do not charge brokerage to buyers on standard transactions.

6. Verification

We use the term "verified" to mean that our team has physically inspected the property and reviewed standard documentation. Verification does not constitute a legal title guarantee. Every buyer must conduct independent due diligence before purchase.

7. Limitation of liability

To the maximum extent permitted by law:

• We are not liable for actions, statements, or representations of any user, seller, or buyer
• We are not liable for indirect, incidental, or consequential losses
• Our total aggregate liability is limited to the brokerage paid by you (if any)

8. Disputes

Any disputes arising from your use of this site are subject to the exclusive jurisdiction of the courts at Bettiah, Bihar. Indian law applies.

9. Changes to these terms

We may update these terms. We'll notify registered users by email when material changes are made.
